Delivered in partnership with the First Unitarian Congregation of Ottawa, with CMHC ACLP commitments on affordability, energy performance, and accessibility. The project also enables an adjacent Indigenous affordable housing development, with Theia serving as development manager for Ottawa Aboriginal Housing Services (OAHS), which will own the completed building.

A master-planned redevelopment of the historic Filles de la Sagesse mother house in the heart of Vanier — transforming a long-standing institutional campus into a complete, connected and sustainable community. The plan targets approximately 1.5 million square feet of mixed-use density while preserving the 1908 red-brick convent and chapel. The project is currently advancing through rezoning and an Official Plan amendment.

Honouring the legacy of Les Filles de la Sagesse — educators, health-care pioneers and founders of Montfort Hospital — by retaining heritage buildings and weaving the site's francophone history into its streets, public spaces and community life. The plan is guided by five principles: social connection, sustainability, healthy living, storytelling, and the culture of Vanier.

From a contaminated industrial brownfield to one of North America’s most sustainable waterfront communities.

Zibi is a 34-acre mixed-use community spanning both Ottawa and Gatineau along the Ottawa River — the Algonquin Anishinaabe word for “river.” Once an industrial brownfield at the heart of the National Capital Region’s manufacturing economy, the site is being reclaimed and transformed into one of North America’s most sustainable communities.

Working alongside Dream Unlimited, Theia’s principals played a leading role to assemble and acquire the land, secure the planning and regulatory approvals, and align two cities, two provinces, the National Capital Commission, and the Algonquin Anishinaabeg — on whose traditional territory Zibi sits — behind a shared vision. The resulting master plan has earned national and international recognition for its approach to sustainability, placemaking, and urban regeneration.

Now well under construction, Zibi is expected to comprise more than 4 million square feet of residential, office, retail, and public waterfront space at completion.

Theia Partners was later formed to deliver the community’s vertical development alongside Dream Unlimited, before selling its ownership interest in the development to Dream Unlimited and Dream Impact Trust.

At the heart of Zibi’s sustainability strategy is Zibi Community Utility, the National Capital Region’s first zero-carbon district energy system, providing heating and cooling without the use of fossil fuels. Theia owns and operates the utility alongside Dream Unlimited, Dream Impact Trust and Hydro Ottawa.
